Conditions of Booking

Arrivals and Departures

We ask all our guests to kindly vacate their property by 10.30am so that we can ensure your property is available to you from 3.00pm. We also ask that you leave the property as you first found it.

Damage Deposit

Damages and breakages are the responsibility of the hirer and should be reported. The damage deposit of £50 per property will be returned to the hirer within two weeks of the last day of the holiday. Monies will be deducted for any damage to the accommodation, the contents of the property including furniture and carpets, and for any missing items, including utensils and batteries. The damage deposit will be forfeit immediately for noise disturbances where a valid complaint has been received from other guests.

Hirers Risk and Responsibility

The hirer is responsible for the property and is expected to take all reasonable care of it. Please leave the utensils, equipment and property as clean and tidy as you find them. The use of the accommodation and amenities are entirely at the hirer’s risk and no responsibility can be accepted for loss or damage to any person or personal belongings. This includes damage to, or loss of, any vehicle and/or its contents.

Insurance

On booking, either a deposit of 25% is required, or the full amount if within six weeks of arrival date. These payments are non refundable unconditionally. In view of these contractual payment conditions, it is strongly recommended that our guests take out travel insurance to cover them for unforeseen circumstances such as cancellation or curtailment. On booking you will receive an insurance form from GuestFirst or book online.

Payment

A deposit of 25% of the whole rental, including payment for pets, car parking and insurance, is required on booking. The balance of the rental is payable six weeks before the start of the holiday and non payment of the balance will be deemed a cancellation. The total amount is payable on booking when bookings are made within six weeks of the holiday. In the event of the sale of the property, a full refund of monies paid will be offered and where possible, alternative accommodation.

Parking

Between Easter and 01 November we offer one or two free car parking permits, dependant upon tariff, which entitles the holder to park in any of the long stay car parks in the area. Should more be required, a  permit can be purchased for £14 for the week or part thereof. Please note permits can be purchased direct from Lynton Council at £12 for one week. From 01 November to Easter there is unrestricted street parking in Lynmouth so permits are not required.

Pets

One well-behaved pet is welcome at £20 per week or £10 per short break. More can be accepted by arrangement. To ensure a safe and healthy environment for children and to keep dogs welcome in North Devon, owners must clean up after their dogs on all footpaths, beaches and public areas. Also ensure dogs do not cause any noise disturbance to neighbours. Dogs should not be left  in the property on their own without prior permission from the owners. Call out fees due to any noise disturbance will be deducted from the damage deposit.

Pets are not allowed on furniture and cats should be caged when owners are not in residence. Birds and all small pets such as guinea pigs/gerbils must remain caged at all times. Please ensure you bring enough towels and bedding for your pets and ensure they do not leave any part of their coats or food behind!
